Scope Capture & Formulation
Know your scope before you put a number on it
The majority of a subcontractor's financial losses on a job happen on bid day, in scope that nobody caught. We read the drawings, specifications and addenda for your trade, take off the quantities line by line, and write the scope, inclusions, exclusions and clarifications that protect your number. Suppliers get the same treatment: material lists and quantities pulled from the plans, so your quote covers what the job actually needs. Everything goes out under your company name, ready to submit.

Shop Drawings & Design
Drawings for any trade, from a full plan set or from a conversation
We prepare shop drawings and design drawings in house, on your title block and to your drafting standards. We work from a full plan set, but we also draw from what you have on hand: a scope described by word of mouth, field pictures, or a typed scope. We can turn any of those into plans, elevations, details and three-dimensional depictions, so the general contractor, the owner and your crew all see the same scope before work starts.

Complete Submittal Services
From the specification to approval
Submittals stall jobs and hold up payment. We build the full package from the specifications, section by section: product data sheets, samples and finish selections, warranties, and the closeout documents the specification calls for. Open selections are listed for the architect, and we track every package through review and resubmittal until it comes back approved.

GC Contract Review & Assessment Services
Know what you are signing before you sign it
A subcontract is written by the general contractor, for the general contractor. Kevin Dean spent 25 years working for general contractors on projects across the country. He started at the bottom as a green project coordinator and built his career up to senior project management, writing and managing those contracts the whole way, so he knows where the risk is buried. We read your subcontract or purchase order line by line, tell you in plain words what it commits you to, and mark what to push back on before you sign.

Billing Services
AIA pay applications and lien waivers, on time every month
You did the work; getting paid for it should not be a second job. We build your schedule of values from your contract, prepare your monthly AIA pay applications, and handle the lien waivers and notices that go with them. Change orders and retainage are tracked through closeout, so every billing goes in complete, on time, and nothing is left on the table at the end of the job.

- How fast can you turn it around?
- Every quote comes with the date you will have the work, so you know before you say yes.
- How do I send you the plans?
- Use the upload page (large plan sets welcome), email them to kevin@dcmanagement.net, or send a link to a plan room or file share.
- Do you stamp drawings?
- No. We do not engineer-stamp drawings. Where a stamp is required, your own licensed engineer provides it.
- How do I pay?
- We invoice when the work is delivered.
- Is my information kept private?
- Yes. Your plans, your pricing and your customers stay with us and are never shared.
Engagement
