Estimating & Proposal Formulation
Know the number before you commit
Every project starts with a number everyone can trust, and this work stands on its own — no construction contract required. Contractors bring us a scope to price and package for bid day, owners bring us a budget to validate before committing capital, and developers bring us a proposal to formulate for a lender or partner.

Design-Build Delivery
We build it — concept to certificate of occupancy
The traditional split — one firm designs, another builds, and the owner sits between them absorbing every gap — is where most budget and schedule damage happens. We take the whole job: preconstruction and design coordination, permitting, trade buyout, trade coordination, and closeout. We hold the budget, we run the trades, we own the schedule, and we hand you the keys.

Construction Management
We run the job, not just the paperwork
We run the work: schedules, budgets, permits, RFIs, submittals, subcontractor coordination and quality control. We direct the trades and verify the work as it goes in. Because we build what we plan, the schedule we hand you is one we know can be executed — not a theoretical sequence that falls apart the first week.

Owner's Representation
A builder's eye, seated on the owner's side
When you already have a contractor under contract, we represent the owner — but we do it as builders, not spectators. We know what a real buyout looks like, what a change order should cost, and when a schedule slip is legitimate versus manufactured. That is a very different conversation than the one an owner has without someone who has actually run the work.

Every dollar traceable, every draw defensible
Proactive job costing, AR/AP oversight, lien waiver compliance and monthly owner reporting. Cost issues rarely arrive as one large surprise; they accumulate through untracked change and draws nobody reconciles. Keeping the money legible month by month means pay applications move faster and everyone on the job gets paid on schedule.

Permitting & Code Compliance
From application through Certificate of Occupancy
Building permit acquisition end to end: assembling the application package, driving plan review, answering comments, scheduling every inspection and closing out to Certificate of Occupancy. South Florida jurisdictions each have their own rhythm and their own reviewers, and we work them for a living. We manage the entire process and own the outcome.
