Priced by people
who build
Every project starts with a number everyone can trust, and this work stands on its own — no construction contract required. Contractors bring us a scope to price and package for bid day, owners bring us a budget to validate before committing capital, and developers bring us a proposal to formulate for a lender or partner.
- Detailed scope of work and cost estimate
- Bid package assembly and proposal writing
- Scope gap analysis across trade packages
- Value engineering and alternatives analysis
- Subcontractor solicitation and bid leveling
- Budget validation for owners and lenders
Who this is for
Three ways this gets used
For contractors
Bid Support
A detailed scope of work that identifies the major cost factors clearly and accurately, and a schedule of values for client review.
For owners
Budget Validation
An independent read on the number before you commit capital or sign a contract. Full CSI-division scope, a schedule of values carried through insurance, overhead and fee, and a written record of every conflict found in the documents.
For developers
Lender & Investor Package
The estimate carried all the way through to a financeable investment case — acquisition basis, market analysis, full project cost, projections and exit strategy, bound with the construction proposal itself.
The developer package
Inside a lender & investor package
A capital source is not underwriting a cost estimate — it is underwriting a deal. This package carries the estimate through to the case a lender or partner actually has to sign off on.
- Executive summary and key project metrics
- Acquisition basis, parcel identification and title chain
- Zoning summary and development concept
- Site photography, aerial and location mapping
- Market analysis — new-construction comparables, resale context and rental data
- Phased development timeline
- Hard construction cost by trade, with contractor mark-up
- Soft costs, pre-development, construction financing and carrying costs
- Total project cost carried to a per-unit and per-square-foot basis
- Financial projections at conservative, base and upside cases
- Exit strategy modeled both as a sale and as a hold-for-rent
- Risk factors, stated assumptions and sourced references
- The construction proposal — drawing log, schedule of values by division, and clarifications
Scope and length vary with the deal and the documents available.
What every engagement includes
Every scope line tied back to the drawing that governs it. A schedule of values broken out by division and carried to a project total and a cost per square foot. And a written record of the discrepancies, omissions and conflicts found in the documents — the things that become change orders if nobody catches them before the job starts.
These are planning-level estimates prepared from the documents provided. They are not a guaranteed maximum price and do not replace subcontractor bids on a project going to contract.
What you receive
Sample documentation
A real estimating package from our files, with the client, the design team and the location changed to protect the owner's information. This is the level of detail every project gets.
Sample documents open in a new tab. Names, addresses and the design team in these files are fictional. Scope, length and content vary by project and by client — these show the format and the level of detail, not a fixed deliverable.
